Understanding the investigation
What residents may have observed
Residents may have observed:
cracking around doors and windows;
cracks at wall and ceiling junctions;
plasterboard cracking;
cracking to external brickwork;
changes around movement joints; or
signs that parts of a property are no longer fully level.
Why homes may be affected differently
Ground conditions can vary across a development. As a result, the extent and rate of any movement may differ between homes.
What investigations have been carried out
Investigations have included:
visual inspections of affected properties;
monitoring surveys and settlement monitoring;
measured building surveys;
ground investigations, including boreholes and other site investigations;
review of historic and project ground investigation information;
review of foundation and piling design information;
assessment of piling and construction records; and
consideration of whether further testing, surveys or investigations are required.
Why monitoring is continuing
Monitoring helps engineers understand:
whether movement is ongoing;
the rate of movement;
whether movement is reducing over time; and
what remedial solution may be appropriate.
